Interior Renovations
Otherwise known as apartment turns, our team has completed thousands over the last 8 years. Property owners are usually forced to move multiple residents out so that construction companies can do batches at a time. Our system at Earthtone has proven cost effective for all scales and many property owners prefer to keep their communities fully occupied. Since residents do move out of their own accord or for other reasons, we’ll take that opportunity to renovate, thus turning a newly remodeled apartment to the next resident, while keeping the project cost effective.
Most renovation companies require a batch of units in order to create efficiencies. With our proven track record and highly refined process we are able to provide everything from one-off renovations as your residents move on to whole buildings at a time. Our simplified process is the same either way.
Upon resident vacating the unit, we’ll come in and do a cabinet layout, help evaluate the needs of the unit, create a cabinet and appliance layout, estimate the project and create a construction schedule. We can also help you make selections of fixtures, cabinet styles, counter tops, paint colors, etc. If its exterior work such as siding replacement, window replacement or more extensive work, we can help with selections here too and provide guidance on products that provide the best return on investment.
As soon as we get your approval to move forward we’ll pull the trigger and get items ordered. Once we have a delivery date (usually a week to ten days) we’ll schedule demolition.
Once we have an executed contract, we’ll be lining up sub-contractors and material suppliers, paying close attention to longer lead items. Occasionally there are items that can’t be ordered till later in the project, such as countertops, so we’ll be looking to expedite the tasks leading up to that order.
Once we have delivery dates confirmed, our crews will be on site a few days before to begin demolition and clean out of existing spaces. For exterior work, the same applies.
We’ll remove drywall where necessary and get any framing alterations done as well as any electrical and plumbing changes. A critical piece in interior renovations are the cabinets as they will need to be installed in order to get accurate templates for solid surface countertops. Once they are in and tops are ordered, our crews will be focusing on the remaining items, such as interior doors, painting, flooring, trim and fixtures. The countertops get installed and the sinks follow quickly behind so that we can turn the apartment back over to you for your next resident.

Exterior Renovations
For exterior renovations, it’s rarely necessary for residents to move out unless there is a safety concern.
Whether it’s siding replacement or exterior doors and windows, our team can help you select the best products for longevity and ROI. Our volume and buying power ensures property owners are getting the best.
Once a contract is in place, as with interior renovations, we are looking to expedite the ordering process so that we can get started as soon as our property owners are ready. As we remove existing exterior finishes we’ll be evaluating the structure underneath for deficiencies, rot and moisture damage. Our goal is to bring this to the attention of you or your representative as soon as possible so that we can quickly develop a plan to remediate issues. Over the years we have developed the most robust waterproofing and flashing details to ensure that issues won’t arise with our work.
Our finish protection systems ensure that your residents can opt to continue to occupy their homes while we replace windows and doors replacements. Most apartments take about a day or two to complete.

Balconies, decks and walkways (SB271)
With the passage of Senate Bill 721, also known as the “Balcony Law,” property owners are now responsible for periodic testing of their properties external elevated elements such as balconies, decks, and walkways. See our whitepaper for more information on this.
We collaborate with our team of structural engineers to evaluate areas of concern and develop a cost effective and long-term solution.
In the case of non-emergency repairs, a permit must be obtained within 120 days of receiving the report. In the case of emergency repairs where the are is deemed unsafe, we recommend excluding persons from the area until repairs are made and a follow up inspection is conducted.
Our team of in-house carpenters are skilled and experienced in this kind of reconstruction work and are familiar with how to get the work completed quickly and safely.

What you can expect
Clear and prompt communication from the day you call us. As with all projects in all our divisions we are firm believers in making sure you know what we know, the minute we know it. That means we’ll be in constant communication with updates on where we are in the process, what to expect in the short-term schedule and updates on completion. No project is without surprises such as finding dry rot or other concerning structural issues. Its our job to keep you abreast of those things as they arise and cost and schedule impacts that may be likely. On completion, we remain available to address any concerns, and have a full service and maintenance team available to make sure your investment gets the maximum lifespan.
